Dubai real estate is becoming increasingly popular as the laws are changing in favour of foreign investors. Mortgages are now available for foreigners, making real estate purchase more feasible to many buyers. As tourism has increased in Dubai, the need for more infrastructures has seen an increase in foreign investors in the UAE.

Buying real estate in Dubai is very straight forward. In Dubai, you can buy property straight from the developer for little or no fees, or you can buy direct from another private vendor in the secondary market. There are no legal costs involved if you purchase real estate direct from the developer. There are only legal costs involved if you have a lawyer act on your behalf. The only fee that needs to be paid is a 1.5% land registry fee on completion of the sale.

Deposits are generally required when purchasing real estate in Dubai, and are generally 10%. This amount does vary however, and can sometimes be up to 20%.

Real estate is popular for foreign investors for numerous reasons. If you buy property in Dubai, you are entitled to a Residence visa, so you will be allowed to live in the country. Real estate in Dubai is still low in price in comparison to many other countries, and the properties are built to very high standards. As a buyer, you can invest in beach front properties, houses, apartments or choose between a variety of business prospects.

There is a great deal of available options to suit each individual’s needs. Another reason that Dubai is a popular place to invest is that there is no income tax or capital gains tax on property sales or yields, and there is also no stamp duty. Rental income from Dubai property is currently between 8 and 10%, and capital growth is expected to be in excess of 15% annually, making it a good investment. People from all over the world are looking at Dubai as a great potential for investment.

The numbers of tourists visiting Dubai annually has greatly increased, making the buy-to-let investment lucrative for many buyers. People are also buying retirement homes in the Dubai area, as beach front houses are still exceptional value.
